Property Description:
The main project for Donegal 2040 is the delivery of a 75,000 sq ft office campus as part of a new Business & Innovation Quarter in the centre of Letterkenny town, which will accommodate its flagship buildings: Alpha and Beta.
This development has been identified to encourage and facilitate large-scale, office-based employment in the centre of Letterkenny, accommodated within best-in-class facilities within a green urban environment.
The Alpha and Beta buildings will form part of a 1.7-acre development area. The site has full planning permission for both the Alpha and Beta buildings, as well as a new public realm and has already been cleared of buildings to facilitate the new development.
The Alpha Innovation Centre will be a digital innovation centre with a strong innovative and entrepreneurial ecosystem enabling businesses, both start-ups and existing, to scale, internationalise and respond effectively to emerging market opportunities and challenges. The centre will provide a state-of-the-art innovative workspace for new start-ups and existing businesses with the aim of building a dynamic innovative ecosystem where both new and existing businesses will have the opportunity to operate their day-to-day business activities, network, and collaborate. It will be a space to share ideas and to explore and develop the potential of new ideas into viable and scalable propositions, contributing to greater resilience in the enterprise base and economic growth in the region.
Letterkenny: This is the largest town in the north-west of Ireland with an urban population of excess 20,000, which then increases considerably outside its urban area. The town is a strong service, educational, retail and manufacturing hub with employers including PGIM, Tata Consulting (TCS), Zeus, Optum, Sita, FintrU, Optibelt and Vertiv.
Letterkenny has a Third Level University with almost 5,000 students (forms one of the larger campuses for the Atlantic Technological University) and a University Hospital.
Car parking: The development provides for limited onsite car parking due to the significant availability of parking nearby (the site is adjoined by a significant multi-storey car park habitually open to public use which has capacity for 850 spaces and is accessible via the new pathway to Scally Place that forms part of the public realm for the site).
Access: The site and the proposed public realm/accessibility layout is connected to existing public transport networks (town bus service), proximate to the existing Letterkenny Bus Station for connection with regional bus services both public and private and is integrated within surrounding existing walking and cycling infrastructure as well as highly integrated within planned future walking and cycling infrastructure in the context of the Councils LK Green Connect project.
Building Accreditation: Alpha building will be A rated, developed to LEED Gold certification.
Current Status (as at Spring 2025): Currently at tender design, with the aim of proceeding to construction tender before the end of H1 2025.
Estimated Completion date: Targeted for 2027.
